What to check before you sign a lease

A lease is a legal agreement, so take your time before you sign. Rules differ across provinces and territories, so use this as a general checklist and confirm the details with your local tenant authority.

Read the whole agreement

Check the names, the address, the start and end dates, and the monthly rent. Make sure what was promised in the ad, such as parking, laundry or utilities, is written into the lease.

Understand the costs

Ask what is included in the rent and what is not. Clarify who pays for heat, electricity, water and internet, and whether any deposits or fees apply and how they are handled.

Know the rules on changes and notice

Find out how and when rent can change, how much notice you must give to leave, and what happens at the end of the term.

Check the rules about pets, guests and subletting

If any of these matter to you, confirm them in writing before you sign.

Document the condition

Walk through the unit and note any damage with dated photos. Share the list with the landlord so there is a clear record when you move in.

Keep your copies

Keep a signed copy of the lease and every receipt and message about the rental.
